WHITEHORSE NEEDS TO BE IN CHARGE OF EVALUATING AND ADMINISTERING THEIR OWN PROPERTY TAX AS THEY ARE THE ONE'S WITH THE MOST EXPENSES
TIME FOR YUKON GOVERNMENT TO LET WHITHORSE CITY COUNCIL DETERMINE THEIR OWN TAX EVALUATION BASED ON MARKET VALUE AS YOU WANT SPECIAL BENEFITS YOU PAY FOR IT. NOT YUKON TAXPAYERS THAT HAVE NO SAY IN WHITHORSE

Whitehorse should use an independent property assessment system because the current territorial model creates distrust, uneven outcomes, and political pressure over who gets taxed fairly. In Whitehorse, property values come from the Yukon government, while the city sets the mill rate and collects the tax. That split means residents can feel they are paying for decisions they didn’t make, especially when one neighbourhood appears to be assessed and taxed very differently from older areas. An independent assessor would make valuations more transparent, more consistent, and easier for taxpayers to compare across neighbourhoods.
The key fairness argument is simple: taxes should follow market reality, not age, politics, or neighbourhood status. If a new subdivision is being assessed much higher than older parts of the city even when similar homes are selling for similar prices, people lose confidence in the system. An arms-length assessment body would reduce the appearance of favoritism, remove territorial politics from local taxation, and help ensure no subdivision gets special treatment or special burdens.
You can also argue that independent assessment protects the whole territory, not just Whitehorse. When assessments are seen as credible and uniform, taxpayers are more willing to accept the bill, and the city can budget on a sounder base. That means less resentment, fewer appeals, and better public trust.
Look as seen below hit it hard and fast and just pull the band aid off. Whitehorse is bleeding debts and it's not up to the Yukon Government to fund subdivisions like Whistle Bend that is sucking Yukon dry. That's what happens when you import a mass population that overtakes land, services, traffic ,and thinks is special in receiving favorable advances in services just because of all the political ridings it holds. let's not forget it was gerrymandered and took away rural representation just for Whistle Bend.
That is what happens when you flood Whitehorse with government workers. Too much workers are imposing on Whitehorse infustruture.
